Privacy Policy

1. Canada-Wide Privacy Policy (PIPEDA)

(Use in SK, MB, ON, Atlantic provinces, Territories, and anywhere PIPEDA governs)

This Privacy Policy (“Policy”) describes how Black Spruce Homes (“we,” “our,” or “us”) collects, uses, discloses, and safeguards personal information in compliance with the Personal Information Protection and Electronic Documents Act (PIPEDA).

2. Alberta Privacy Policy (PIPA – Alberta)

This Privacy Policy is provided pursuant to the Personal Information Protection Act, SA 2003, c P-6.5 (PIPA – Alberta).

1. Collection

We collect personal information reasonable for identified purposes, including contact details, financial information, and property data.

2. Use

Personal information will only be used for reasonable purposes, such as providing services, conducting real estate transactions, managing contracts, complying with legal obligations, and protecting business interests.

3. Disclosure

Personal information may be disclosed to service providers, business partners, regulators, or successors in business transactions.

4. Consent

7. Breach Notification

We are required to notify the Information and Privacy Commissioner of Alberta of breaches presenting a real risk of significant harm, and affected individuals will also be notified.

8. Retention

Personal information will be retained only as long as reasonably required for business or legal purposes.

This Policy may be amended at any time.

3. British Columbia Privacy Policy (PIPA – BC)

Effective Date: August 18th 2025

This Privacy Policy is governed by the Personal Information Protection Act, SBC 2003, c 63 (PIPA – British Columbia).

1. Collection

We collect personal information only as is reasonable for identified purposes, including service provision, property transactions, and communications.

2. Use

Personal information is used solely for reasonable and identified purposes, including service delivery, compliance, and security.

3. Disclosure

Disclosure is limited to service providers, partners in transactions, regulators, or successors in interest, as permitted by BC PIPA.

4. Consent

Consent is required and will be obtained before collection, use, or disclosure, unless otherwise permitted by BC PIPA.

5. Safeguards

We maintain safeguards proportionate to the sensitivity of the information.

6. Access & Correction

Under BC PIPA, individuals may request access to or correction of their personal information, subject to statutory exceptions.

7. Breach Notification

We are required to notify the Office of the Information and Privacy Commissioner for British Columbia in the event of breaches as required by law.

8. Retention

Personal information will be retained as long as necessary for identified purposes.

9. Changes

This Policy may be updated without notice, and revisions will be posted.

4. Quebec Privacy Policy (Private Sector Act – Bill 25)

This Privacy Policy is governed by the Act Respecting the Protection of Personal Information in the Private Sector, CQLR c P-39.1, as amended by Bill 25.

1. Collection

We collect personal information including name, contact details, financial data, and property-related information, only for purposes identified at the time of collection.

2. Use

Information is used solely for the purposes for which it was collected, including real estate transactions, compliance, communications, and fraud prevention.

3. Disclosure

Disclosure is permitted to service providers, business partners, and regulatory authorities, subject to consent and legal obligations.

4. Consent

Quebec law requires express and informed consent for the collection, use, or disclosure of personal information, unless otherwise authorized.

5. Governance & Safeguards

We have adopted policies and practices for retention, destruction, and governance of personal information. The Chief Executive Officer is the designated Privacy Officer unless another officer is appointed.

6. Access & Correction

You have the right to access and request correction of your personal information, subject to statutory limits.

7. Breach Notification

We must notify both the Commission d’accès à l’information (CAI) and affected individuals of any confidentiality incident presenting a risk of serious injury.

8. Retention

Personal information will be destroyed or anonymized when no longer required.

9. Changes

We may amend this Policy to comply with legislative changes.
